The National Weather Service has drawn a hard line around Arizona’s monsoon season since 2008: June 15 through September 30, every year, regardless of when the first real storm actually shows up. That fixed window matters for Tempe homeowners and renters because it’s the single biggest driver of storm-related water damage in this market — not because Tempe floods the way a coastal city floods, but because of what monsoon storms specifically do to the kind of roofs and drainage most Phoenix-metro properties actually have.
What monsoon season in Tempe actually looks like
A typical monsoon event isn’t a steady multi-day rain the way storms play out in wetter climates. It’s short, violent, and localized: a wall of dust — a haboob — often arrives first, sometimes visible from miles away, followed by intense wind, heavy rain in a compressed window, and sometimes hail. A single storm cell can drop more rain in twenty minutes than a normal week, and it can do that over one neighborhood while leaving a neighborhood a few miles away completely dry.

Isolated monsoon flash flooding has affected areas near US-60/McClintock Dr and the Loop 101/Southern Ave interchange in recent seasons. None of that means every property is in danger every storm — it means the risk is real and worth planning around, not a marketing exaggeration.
Why flat and low-slope roofs are the real vulnerability
Most Phoenix-area homes use flat or low-slope roof systems rather than the steep pitched roofs common in wetter climates. That design works fine under normal conditions, but it depends on drains and scuppers staying clear. Monsoon dust storms deposit a genuinely large amount of grit and debris onto roof surfaces before the rain even starts — and when the rain hits minutes later, that debris clogs drains fast. Water that can’t drain starts ponding instead, and ponding water finds every weak point in aging roof coatings, seams, and flashing. - Have roof drains and scuppers checked and cleared, especially if the property hasn’t had a roof inspection in a few years — this is the single highest-leverage thing you can do given how the flat-roof failure mechanism actually works.
- Know where your main water shutoff is, separate from monsoon prep but useful for the same reason — fast response matters more than anything else once water is inside.
- Photograph the roof and any existing hairline cracks or wear before the season gets going, so there’s a clear before-and-after if a claim ever becomes necessary.
