Before Help Arrives
Water sitting in a Phoenix-metro home starts a clock — mold can begin colonizing damaged material within 24-48 hours. Do these first, in order:
- Stop the source if you safely can. Shut off the water supply valve for a burst pipe or failed appliance; don't get near standing water if there's any chance it's near an electrical outlet or panel.
- Never enter standing water you suspect is sewage. Category 3 (black) water is a biohazard — call a professional rather than attempting DIY cleanup.
- Move what you can off the floor — furniture, electronics, and belongings out of standing water, if it's safe to do so.
- Increase airflow — open windows and run fans if it's safe and the water source is clean, to slow the spread of moisture into the air.
- Don't wait to call. The sooner extraction starts, the less material has to be replaced instead of dried.
Insurance Claim Documentation Checklist
Good documentation is the biggest factor in how smoothly an insurance claim goes, if one applies. Whether damage was "sudden" (typically covered) or "gradual" (typically not) is the single most decision-relevant distinction — document accordingly:
- Photograph before any cleanup. Wide shots for context, close-ups for detail, from multiple angles, the same day if possible.
- Photograph undamaged areas too. This helps establish contrast between the damage and the property's prior condition.
- Note the date and cause as best you understand it — this supports the "sudden event" documentation insurers look for.
- Keep receipts for anything you purchase to mitigate damage (fans, a shop-vac, temporary repairs).
- Call for a professional assessment before assuming the damage is (or isn't) a covered event — the sudden-vs-gradual distinction affects coverage.
- Report to your insurer promptly once you have initial photos and an assessment.
When to Call a Professional Right Away
- Any sewage backup or Category 3 (black) water
- Standing water that's been sitting more than a few hours
- Water damage in a rental property — a landlord or property manager needs to be looped in
- Any water damage you're considering filing an insurance claim for
